As a horror movie, it's pretty bad. It makes some good use of background movement and shadows, but it offers little new ideas and it desperately forces itself into the "found footage" style.
As a pilot for a new HGTV series where a crotchety, no-nonsense middle age man tries to flip houses with spirits in them, it's incredible. His refusal to get scared is endlessly entertaining, and the scene where he scolds the moving chair is comedy gold.
